The Dayton Area Board of Realtors held their Membership Recognition and Awards Banquet on Thursday, January 28, 2016.  Among those recognized for their Sales Accomplishments: Top Sales Leaders with minimum in $2.5 million in sales (Tammy Murphy, RH2L included); special recognition was given to Affiliate of the Year: Drew Huggins; Salesperson of the Year: Nancy Farkas; Rookie of the Year: Kunal Patel; Community Service Award: Charles Simms; Distinguished Career Award: Bill Ryan; and 2015-award-winners

Tammy Murphy Broker / Owner / Manager of the Year – Tammy Murphy, owner and manager of RH2L, has been a member since 2005 and is a current director for the DABR Board of Directors, having also served on the board from 2011 to 2013. Tammy has chaired or served on many board committees including Community Service, Partners in Education, Legislative/RPAC and Property Management Forum. For the Ohio Association of Realtors, she served as a director from 2008 thru 2013. Tammy also served on OAR’s Legislative Committee, Business Technology Committee, and Professional Development Forums. She holds many real estate designations, including the E-PRO, Designated Residential Appraiser and Military Relocation Professional. Outside of DABR, Tammy is actively involved with the Blue Star Mothers Miami Valley Chapter 3 as its president.

MRP BannerIf you and I have met, you probably figured out that I support our military…more than just in words – but also in deeds! I continue to be an active part of the Blue Star Mothers, Miami Valley Chapter #3, currently serving as the Chapter President for a second term and previously in other capacities as well.   I know from my own experience with my son serving – that the demands and needs of our military is often UNDER-SERVED.   I WILL ENSURE THAT I ASSIST IN THE MEANS THAT I AM ABLE SO THAT OUR MILITARY ARE BETTER SERVED!  This goes well with being TRAINED in the VA Loan Process – beyond what is typical and knowing the basics and to adding a DESIGNATION for the service that I can provide as a Military Relocation Professional.  I am proud of the MRP designation, but even more proud of those WHO ANSWER THE CALL TO SERVE OUR NATION.  As a Broker, I am in a unique position to go above and beyond and my actions speak for themselves.  I HIRE MILITARY who are seeking to add Real Estate to their professional careers (after their service, retirement, or as a second source of income.)  If you are looking to make a MOVE for your Military Needs – please be sure to give me the opportunity to THANK YOU for your service – by offering the BEST IN REAL ESTATE SERVICE for YOU.

As reported by National Association of Realtors:

“The package of tax extensions approved by the U.S. House and Senate, and headed to the President’s desk for signature, includes important provisions that will help distressed homeowners and commercial property investors with transactions made during 2014. NAR applauds Congressional leaders in both chambers for their effort to pass this legislation before adjournment.

“Realtors® strongly supported the bipartisan Mortgage Forgiveness Tax Relief Act, which was included in the package to prevent underwater borrowers from paying taxes on any mortgage debt forgiven or cancelled by a lender in a workout or after their home was sold for less money than was owed. We are grateful to Sens. Debbie Stabenow, D-Mich., and Dean Heller, R-Nev., and Reps. Tom Reed, R-N.Y., and Charlie Rangel, D-N.Y., for championing the provision.

“The legislation also includes one-year extensions of the 15-year depreciation schedule for leasehold improvements and the deduction for improvements to energy efficient commercial buildings.”

Board President Announces Electronic Lockbox Decision

 

UPDATE:  In an unprecedented move – the Board of Directors had a motion to put this to Membership Vote AFTER being approved.  The general membership discounted the Task Force / Board Approval and VOTED DOWN ELECTRONIC LOCK BOXES.  Sadly, this may well be a dead issue for our area irregardless of the better technology and benefits for our clients.

Well, if you’ve been a client of mine – you know that I SUPPORT the use of Electronic Lockboxes…and you know the many reasons why.

1) Accountability as to who / when someone has been to your house and used the lockbox (this is the best tool for Sellers who are otherwise unsure that an Agent showed up for their showing…see Reason #2) as the lockbox automatically logs the activity from the designated user when they access the key through the box. Downtown Has Region’s Lowest Apartment Vacancy Rate
Downtown Dayton was one of the few markets in the region where apartment vacancy decreased or stayed the same, according to the recently releasedMiller-Valentine GEM 2013 Dayton Regional Apartment Market Study.

The study sampled 347 apartment developments in the Dayton region. The downtown market had the region’s lowest vacancy at 2.37 percent, the same rate reported in the 2012 study. This rate reflects DDP research, which for several years has shown high occupancy rates in both rental apartments and owner-occupied properties. Due to the popularity of downtown living, increasing housing options remains an important strategy in the Greater Downtown Dayton Plan.
